Terms:

  • These plans are for the construction of one house only and must be repurchased for each additional house.
  • Eight sets are provided with each order. Plan sets consist of a floor plan, all four sides of elevations, a roof plan, and an electrical plan. They are printed on 36″ x 24″ sheets at 1/4″ = 1′ – 0″. Additional sets are $20.00 per set.
  • Site plans are available for $85.00. The buyer must provide a plan with all utilities and setback requirements shown.
  • Modifications can be made to the plans at a fixed price to be determined and agreed upon between the buyer and Steve Shuert RESIDENTIAL DESIGN.
  • All plans are nonreturnable and nonrefundable. Please review your order carefully before submitting.
  • Check with your builder to make sure the plan you select is the correct size for your lot.

Exclusions and Exceptions:

  • We do not provide foundation plans. The soil conditions vary so much from one site to another that it is impractical to develop foundation plans and specs to accommodate all conditions. You should have a local engineer request a soil test and develop engineered foundation plans that are site-specific. We can provide a CAD file for your structural engineer to use. We do not provide a framing sheet or second-level floor system drawing. Check with your local lumber company to provide you with a takeoff and an engineered floor system per your local codes. The state of Texas will not allow anyone other than a registered structural engineer to design foundation plans. We are not structural engineers.
  • Cabinet elevations are provided upon request only for an additional fee. The prevailing custom is for the client to meet with a local cabinetmaker, who has been provided with our floor plan, and develop custom cabinet plans, usually without a fee.
  • Compliance with codes is not guaranteed. While these homes have been designed with a specific code in mind, each might not satisfy all local building codes. Minor revisions might be encountered after submittal to your local building code official.
  • For your benefit, these plans do not carry the costly seal of an architect or engineer.

What You Should Know About House Plan Copyrights

In 1990, the law changed to make it clearer that house plan drawings in any tangible medium or form, such as magazines, books, CD-ROMs, or the Internet are protected under copyright. It is a misconception that it is permissible to modify a house plan from such sources. It is not. It is illegal.All house plans sold through this site are protected by copyright. Reproduction of these house plans, including photocopies, either in whole or in part, including any form and/or the preparation of any derivative works, for any reason without prior written permission, is strictly prohibited and in violation of the U.S. Copyright Act of 1976, as amended. The purchase of a set of house plans in no way transfers any copyright or other ownership interest to the buyer, except for a limited license to use that set of house plans for the construction of one, and only one, dwelling unit.

Similarly, the purchase of reproducible house plans (sepias, mylars, or CAD discs) carries the same copyright protection as mentioned above. It is allowed to make up to a maximum of 10 copies for the construction of a single dwelling only. To use any house plans more than once, and to avoid copyright infringement, it is necessary to contact the house plan’s designer to receive a release and a license for any extended usage. Whereas the purchaser of reproducible house plans is granted a license to make copies, it should be noted that making photocopies from prints is illegal.

The copyright laws and licensing of house plans for construction exist to protect all parties. It respects and supports the intellectual property of the original house plan designer. Copyright law has been reinforced over the past few years to provide for enhanced damages. Infringement could cause an award for statutory damages of up to $150,000, plus attorney fees.
